{"id":13615,"date":"2026-04-20T09:31:04","date_gmt":"2026-04-20T07:31:04","guid":{"rendered":"https:\/\/www.rosenfelder-strand.de\/imprint-2\/"},"modified":"2026-05-18T12:41:24","modified_gmt":"2026-05-18T10:41:24","slug":"imprint-2","status":"publish","type":"page","link":"https:\/\/dev.rosenfelder-strand.de\/en\/gtc\/","title":{"rendered":"General Terms and Conditions"},"content":{"rendered":"<div class=\"wpb-content-wrapper\"><p><\/p>\n<p>[vc_row][vc_column][vc_column_text]<\/p>\n<p><strong>Terms and Conditions for Tourist Camping<\/strong><\/p>\n<p><strong>at \u201eRosenfelder Strand Ostsee Camping\u201c<\/strong><\/p>\n<p>Effective as of April 18, 2026<\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<p><strong>Preliminary Remarks<\/strong><\/p>\n<p>(1) These terms and conditions apply to the rental of campsites and recreational facilities at the Rosenfelder Strand Ostsee Camping campground, Ulrich Bormann, Rosenfelder Strand 1, 23749 Grube (Landlord), and the respective booker (Tenant).<\/p>\n<p>(2) By booking or using the campground&#8217;s services, the guest agrees to these terms and conditions.<\/p>\n<p>(3) Any terms and conditions of the guest that conflict with or deviate from these terms and conditions shall not be recognized unless the landlord has expressly agreed to their validity in writing.<\/p>\n<p>(4) The following terms and conditions apply to tourist (short-term) stays.<\/p>\n<p>(5) Rosenfelder Strand Ostsee Camping is a recreational property that may not be used for permanent residence.<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>\u00a71 &#8211; Opening and closing hours<\/strong><\/li>\n<\/ul>\n<p>(1) Generally speaking, the campground is open annually from late March through early November and is closed the rest of the year.<\/p>\n<p>(2) A section of the campground is operated as a \u201cwinter RV park\u201d outside the camping season, with access controlled by a separate gate. The specific rules of use applicable to this can be viewed on the rental company\u2019s website under <a href=\"https:\/\/www.rosenfelder-strand.de\/en\/winter-womo-harbor\/\">\u201cWinter WoMo Harbor\u201d<\/a>. During the camping season, this area is normally accessed via the main gate or the front desk.<\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<ul>\n<li><strong>\u00a72 &#8211; Conclusion of the contract<\/strong><\/li>\n<\/ul>\n<p>(1) The tenant may submit offers to enter into a contract with the landlord via email, by phone, in person on-site (\u201cwalk-ins\u201d), or through an online booking. For online bookings, clicking the \u201cConfirm\u201d button constitutes a binding offer to the landlord to enter into a rental agreement. The offer is considered accepted only once the booking has been confirmed by sending a booking confirmation; for \u201cwalk-in\u201d bookings, this is done by providing a digital or paper booking confirmation. Information provided by telephone, side agreements, and other representations of any kind shall only become part of the contract if they are confirmed by the landlord via email or in writing.<\/p>\n<p>(2) When booking a booth, the reservation is made for a specific category, not for a specific booth. Any reference to a booth number in the booking confirmation is merely an indication of our intention to reserve that booth, but does not constitute a guarantee of its availability. The renter may make a reservation for a specific parking space for an additional fee in accordance with the landlord&#8217;s price list.<\/p>\n<p>(3) The minimum age for bookings is generally 18 years. Minors may only use a campsite or rental accommodation if accompanied by a parent or legal guardian. Exceptions to this rule may be made in special cases and by prior arrangement. In such cases, written (hand-signed) consent from the parent or legal guardian must be presented upon arrival.<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>\u00a73 &#8211; Prices, minimum rental period, discounts, and payments<\/strong><\/li>\n<\/ul>\n<p>(1) The current rates and seasonal periods can be viewed on our website at <a href=\"http:\/\/www.rosenfelder-strand.de\/preise\">www.rosenfelder-strand.de<\/a>. Rates per person are based on the guest\u2019s age at the start of the stay, not at the time of booking.<\/p>\n<p>(2) Water, sewage, Wi-Fi, and showers are included in the rate per night. Use of the washing machines and dryers is subject to a separate fee.<\/p>\n<p>(3) Minimum rental period:<\/p>\n<ul>\n<li>Properties for rent: at least 2 nights during the low and mid season, at least 5 nights during the high season.<\/li>\n<li>pitches: no minimum stay during the low and mid seasons; a minimum of 5 nights during the high season.<\/li>\n<\/ul>\n<p>(4) When applying discounts, only the highest discount rate applies. Multiple discounts cannot be combined.<\/p>\n<p>(5) All payments must be made to the landlord&#8217;s account at Sparkasse Holstein.<\/p>\n<p>IBAN DE29 2135 2240 0<strong>179 2399 18<\/strong><\/p>\n<p>BIC: NOLADE21HOL<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>\u00a74 &#8211; Terms of payment, due date, and late payment<\/strong><\/li>\n<\/ul>\n<p>(1) A deposit equal to 25% of the total price is due immediately upon receipt of the booking confirmation.<\/p>\n<p>(2) The remaining balance is due 30 days prior to arrival (for rental caravans) or upon arrival (for all other campsites and rental bathrooms).<\/p>\n<p>(3) If the tenant is late in making a payment, the landlord is entitled to claim collection fees, late payment interest at a rate of 5 percentage points above the European Central Bank\u2019s base rate from the date the payment is overdue, as well as any further damages resulting from the delay. \u00a0<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>\u00a75 &#8211; Arrival and departure<\/strong><\/li>\n<\/ul>\n<p>(1) The reserved putch or rental object will be available starting at 3:00 p.m. on the day of arrival. Pitches or rental caravans that have not been occupied by 9:00 a.m. on the day after the rental period begins may be rented to another party by the landlord if no notification of a later arrival has been provided, and the tenant shall have no right to a replacement pitch or rental object.<\/p>\n<p>(2) If the reserved rental object or pitch is not available on time on the day of arrival, the tenant shall grant the landlord a grace period until 6:00 p.m. If the rental object or pitch cannot be made available within this grace period, the landlord shall offer the tenant an alternative rental object or pitch. However, it is possible that this rental object or pitch belongs to a lower category. In that case, the landlord will refund the tenant the excess amount paid.<\/p>\n<p>(3) Pitchs must be vacated by 11:00 a.m. on the day of departure; rental objects and keys must be returned by 10:00 a.m. Late check-out until 6:00 p.m. can be arranged upon prior agreement and subject to availability. This does not apply during peak seasons. In the event of a late checkout, the landlord is entitled to charge for an additional night.<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>\u00a76 &#8211; Termination and extraordinary termination by the tenant<\/strong><\/li>\n<\/ul>\n<p>(1) Prior to the start of the lease, the tenant may withdraw from the lease agreement at any time without providing a reason, provided that the tenant notifies the landlord in writing (e.g., by email).<\/p>\n<p>(2) The following cancellation policy applies &#8230;<\/p>\n<p>\u00a0 \u00a0 \u00a0 \u00a0a) \u2026 for pitches and rental bathrooms. Cancellations \u2026<\/p>\n<ul>\n<li>\u2026 up to 120 days before the start of the rental period: A processing fee of \u20ac35 will be charged<\/li>\n<li>\u2026 119 to 60 days before the start of the rental period: A cancellation fee of 10% of the total booking amount will be charged, with a minimum of \u20ac35<\/li>\n<li>\u2026 59 to 0 days before the start of the rental period: The entire deposit (25% of the total booking amount) will be retained, with a minimum of \u20ac35<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p>\u00a0 \u00a0 \u00a0 \u00a0b)\u2026 for rental caravans. Cancellations \u2026<\/p>\n<ul>\n<li>\u2026 up to 120 days before the start of the rental period: A processing fee of \u20ac35 will be charged<\/li>\n<li>\u2026 119 bis 30 days before the start of the rental period: The entire deposit (25% of the total booking amount) will be retained, with a minimum of \u20ac35<\/li>\n<li>\u2026 29 bis 11 days before the start of the rental period: Withholding of 50% of the total booking amount<\/li>\n<li>\u2026 10 to 0 days before the start of the rental period: Withholding of 80% of the total booking amount<\/li>\n<\/ul>\n<p>(3) The guest reserves the right to prove that the landlord suffered no damage or only significantly less damage.<\/p>\n<p>(4) After the lease begins, the tenant is entitled to terminate the lease immediately for cause.<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>\u00a77 &#8211; Withdrawal and extraordinary termination by the landlord<\/strong><\/li>\n<\/ul>\n<p>(1) Prior to the start of the lease, the landlord may terminate the contract if the tenant is in default of payment pursuant to \u00a7 4, or if it is discovered that the tenant or a co-occupant is subject to a ban from the premises, or if a situation described in paragraph 2(4) arises.<\/p>\n<p>(2) After the lease begins, the landlord is entitled to terminate the lease immediately for cause, in particular if<\/p>\n<ol>\n<li>the tenant continues to use the parking space in a manner that violates the terms of this agreement, despite a written warning from the landlord. In the event of a material breach of this agreement, a prior written warning is not required.<\/li>\n<li>the tenant or a co-occupant who violates the site rules and fails to desist despite a warning from the landlord. In the case of serious violations of the site rules, a prior warning is not required.<\/li>\n<li>the tenant is in default of payment pursuant to \u00a7 4.<\/li>\n<li>the tenant has culpably rented the space by providing misleading or false information regarding material facts of the contract, e.g., regarding the guest\u2019s identity or the purpose of their stay; or the landlord has reasonable grounds to believe that the use of the landlord\u2019s services may jeopardize the smooth operation of the business, the safety, or the landlord\u2019s public reputation, without this being attributable to the landlord\u2019s sphere of control or organization, such as the tenant\u2019s membership in an anti-constitutional organization.<\/li>\n<\/ol>\n<p>(3) Any conduct described in paragraph 2, subparagraphs 1.-2. and 4., entitles the landlord to issue and enforce an immediate ban on entering the premises.<\/p>\n<p>(4) If the tenant is in default of payment pursuant to paragraph 2(3), the landlord is entitled to claim collection costs and late payment interest at a rate of 5 percentage points above the European Central Bank\u2019s base rate from the date the default began, as well as any further damages resulting from the default.<\/p>\n<p>(5) Any statements made by the landlord pursuant to paragraphs 1\u20134 must be in writing (e.g., email).<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>\u00a78 &#8211; Special provisions for rental objects<\/strong><\/li>\n<\/ul>\n<p>(1) The tenant is obliged to treat the rental object (e.g., rental caravan) and its contents with care and respect.<\/p>\n<p>(2) Any defects in the rental object, the furnishings, or other rental items must be reported to the landlord immediately. If the landlord is unable to remedy the situation due to a failure to report the defect or a delay in reporting it, the tenant is not entitled to a reduction in rent.<\/p>\n<p>(3) During the stay, the tenant is responsible for routine cleaning.<\/p>\n<p>(4) Upon departure, the object must be handed over to the landlord in a tidy and clean condition (swept clean). This includes, in particular: vacuuming or sweeping the floors, washing the dishes, pots, cutlery, etc., and emptying the refrigerator, trash, and recyclables such as glass and plastic. A professional final cleaning will be performed by the landlord. The tenant must pay the fee for this in accordance with the currently valid price list.<\/p>\n<p>(5) If the rental object is not handed over in a clean and tidy condition as defined in paragraph 5, sentence 3, the landlord is entitled to charge for cleaning based on actual costs.<\/p>\n<p>(6) Smoking is strictly prohibited in all rental objcets. This also applies to e-cigarettes. In the event of a violation, the landlord is entitled to charge the tenant an appropriately increased final cleaning fee commensurate with the severity of the violation. Furthermore, the landlord is entitled to bar the tenant from future stays..<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>\u00a79 &#8211; Special provisions for campsites<\/strong><\/li>\n<\/ul>\n<p>(1) One camper, tent, or carvan, along with an awning and its towing vehicle, may be set up per site. When setting up, the fire safety and spacing regulations specified in the landlord\u2019s current site rules must be strictly observed..<\/p>\n<p>(2) The setup of additional tents must be reported to the landlord and approved by them. These will generally be billed according to the current price list. One additional tent may be set up free of charge per nuclear family if the pitch size exceeds 130 m\u00b2.<\/p>\n<p>(3) Windbreaks may be no more than eight running meters long and must not exceed a height of 140 cm. They must be made of non-combustible, flame-retardant materials and blend in with the surrounding landscape and surroundings.<\/p>\n<p>(4) Alterations to the structure of the site are prohibited. In particular, no trenches may be dug and no fill material may be added.<\/p>\n<p>(5) A maximum of three gas cylinders (inspected) with a maximum filled weight of 11 kg are permitted per site. The tenant is responsible for ensuring that their gas system(s) are always inspected and maintained. Upon request, the tenant must provide the landlord with proof that the required inspections have been performed by presenting an inspection certificate.<\/p>\n<p>(6) One car is permitted per pitch\/rental object. Any additional cars must be parked in the campground parking lot in front of the gate, subject to payment of a parking fee at the front desk.<\/p>\n<p>(7) The tenant is prohibited from conducting business on the site or from the site. This does not apply to so-called \u201cworkation stays\u201d.<\/p>\n<p>(8) Subletting or subleasing is not permitted.<\/p>\n<p>(9) Upon departure, the pitch must be completely cleared and returned to the landlord in good condition. The landlord may bill the tenant for any necessary cleanup work based on actual costs and at local standard hourly rates.<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>\u00a710 &#8211; Dogs\/Pets<\/strong><\/li>\n<\/ul>\n<p>(1) Bringing and keeping a maximum of two pets is permitted only in designated areas, subject to prior approval from the landlord and payment of the applicable fee in accordance with the landlord\u2019s current price list.<\/p>\n<p>(2) Dogs must be kept on a leash throughout the entire campsite. Dogs are not permitted in the playgrounds, restroom facilities, or the self-service market. The tenant is responsible for the behavior of their pet and must ensure that other guests or staff are not inconvenienced.<\/p>\n<p>(3) Pet waste must be cleaned up immediately and disposed of properly.<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>\u00a711 &#8211; Use of the campground facilities<\/strong><\/li>\n<\/ul>\n<p>(1) The pitch or rental object, as well as the common areas and facilities, must be treated with care.<\/p>\n<p>(2) There is a separate charge for the use of the washing machines and dryers.<\/p>\n<p>(3) Children under the age of 6 may use the restroom facilities only when accompanied by an adult. The tenant is responsible for supervising their children at all times.<\/p>\n<p>(4) Open fires are strictly prohibited on the campground premises, unless there are designated and approved fire pits available. Barbecuing is permitted only with appropriate equipment and in compliance with safety regulations. Proper disposal of charcoal and ashes must be ensured. The campground operator reserves the right to prohibit barbecuing due to weather conditions.<\/p>\n<p>(5) Waste must be disposed of only in the designated containers.<\/p>\n<p>(6) Quiet hours are from 10:30 p.m. to 7:00 a.m.<\/p>\n<p>(7) Motor vehicles may only travel on designated paths and at walking speed (max. 10 km\/h). This speed limit also applies to all other types of vehicles, such as e-scooters and e-bikes.<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>\u00a712 &#8211; Liability<\/strong><\/li>\n<\/ul>\n<p>(1) The landlord is liable only for damage to the tenant\u2019s personal property brought onto the premises, as well as for other property damage and financial losses resulting from intentional or grossly negligent conduct on the part of the landlord, its legal representatives, or its agents. The landlord is liable for slight negligence only in the event of a breach of a material contractual obligation, the fulfillment of which is essential for the proper performance of the service and on the observance of which the tenant may regularly rely; in this case, liability is limited to the damage typical for the contract and foreseeable at the time of its conclusion.<\/p>\n<p>(2) The foregoing provisions do not affect the landlord\u2019s liability under mandatory statutory provisions, in particular for damages resulting from injury to life, limb, or health, as well as for other grounds of liability that cannot be excluded under mandatory law, such as those under the Product Liability Act.<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>\u00a713 &#8211; Site rules<\/strong><\/li>\n<\/ul>\n<p>(1) The campground\u2019s rules and regulations, as currently in effect, must be observed and followed by the renter, accompanying persons, and their guests. The rules and regulations are posted at the reception desk and can be viewed on the campground\u2019s digital media.<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>\u00a714 &#8211; Final Provision<\/strong><\/li>\n<\/ul>\n<p>(1) The laws of the Federal Republic of Germany shall apply, excluding the United Nations Convention on Contracts for the International Sale of Goods.<\/p>\n<p>(2) The exclusive jurisdiction for all disputes arising out of or in connection with this contract shall be Oldenburg in Holstein, provided that the guest is a merchant, a legal entity under public law, or a special fund under public law, or does not have a general place of jurisdiction within Germany.<\/p>\n<p>(3) If any provision of these Terms and Conditions is or becomes invalid or unenforceable, this shall not affect the validity of the remaining provisions.
